Porter Ranch Town Center Already Has a Wellness Row. The Leasing News Just Gave It a Name.

Walk west from the Ralphs side of Porter Ranch Town Center along Rinaldi Street and the addresses run 19723, 19727, 19731. A Lagree studio comes first, then an infrared sauna studio, then an IV clinic. A bit farther on, at 19765, a massage and cryotherapy retreat is open seven days a week. Every one of them has posted hours and takes bookings now.

On August 26, Shopping Center Business reported that Shapell Properties had signed leases with five new tenants at the 560,000-square-foot open-air center. It described them as the center's "expanding wellness and beauty tenants" and named Heights Wellness Retreat, The Hydration Room, Perspire Sauna Studio, KV Lagree Studio and Sephora. It reads like a list of arrivals. But four of the five names already have working storefronts with posted hours and booking pages, and one of them, The Hydration Room, opened in June 2025. The announcement put a label on a cluster that already sits in the same strip as Walmart, Best Buy, Burlington, Petco and the In-N-Out.

The result is a clear split between Porter Ranch's two shopping centers. Town Center now holds the one-on-one recovery and treatment services. The Vineyards, up the road, holds the group classes.

The row, door by door

Here are the four operating businesses, in address order, with what each one actually sells:

  1. KV Lagree Studio, 19723 Rinaldi St., Suite G. KV calls itself a boutique Lagree studio and runs 45-minute classes it describes as high intensity and low impact. Its Mindbody profile shows a live class calendar and about 1,735 reviews.
  2. Perspire Sauna Studio, 19727 Rinaldi St. It offers private infrared sauna suites, red-light therapy, SNØ showers and halotherapy. It opens at 7 a.m. Monday through Friday and stays open until 9 p.m. Weekend hours are 8 a.m. to 8 p.m.
  3. The Hydration Room, 19731 Rinaldi St. The brand's own release says this clinic opened on June 9, 2025, more than a year before the August leasing news. The Porter Ranch menu lists IV and injection therapy, NAD+, iron infusions, weight-management and hormone-support services.
  4. Heights Wellness Retreat, 19765 Rinaldi St., Suite A. It combines massage and facials with what it calls touchless wellness: cryotherapy, halo salt therapy, lymphatic drainage technology and meditation. Hours run 8 a.m. to 9 p.m. on weekdays, 8 to 8 on Saturday and 8 to 6 on Sunday.

Heights posts a $75 day pass that covers one session of each available wellness technology in a single day, including cryotherapy, halo salt therapy and meditation. Massage and facials are not included. It's the cheapest way to try most of what the retreat offers before you commit to anything.

All four sell time with a machine, a practitioner or a room, booked by appointment or by class. That gives Town Center a second role next to its Walmart and Ralphs errands.

Sephora is the only name still on the way

The fifth tenant is the one actually coming. WhatNow reported on September 16 that Sephora is preparing a store at 19811 Rinaldi St. inside Porter Ranch Town Center, and that no opening date had been announced. Shopping Center Business called it an anchor addition, the largest of the five signings. Sephora's California store list doesn't show a Porter Ranch location yet. Until it does, there's an existing store at Northridge Fashion Center, 9301 Tampa Ave.

When Sephora opens at 19811, it will sit down the same stretch of Rinaldi as the four studios. So the anchor is joining a treatment-and-care cluster that already exists. The center isn't building one from scratch around it.

Group classes still happen at The Vineyards

The Vineyards at Porter Ranch has developed a different kind of fitness roster. Its directory lists four open fitness tenants, and all four are built around classes.

Porter Ranch Town Center The Vineyards at Porter Ranch
Tenants KV Lagree, Perspire Sauna Studio, The Hydration Room, Heights Wellness Retreat Mayweather Boxing + Fitness, Motivate Cycle Club, Motivate Studios, YogaSix
Format Private suites, appointments, small-format classes Group training, cycling, yoga classes
What's sold Sauna sessions, IV drips, massage, cryotherapy, Lagree Boxing and strength work, cycling, six types of yoga class
Still coming Sephora at 19811 Rinaldi Cafe Landwer, Sweetgreen

The directory pages describe Mayweather's boxing, strength and cardio training, Motivate Cycle Club's cycling and YogaSix's six yoga class types.

KV Lagree is the one class-based studio at Town Center, and its format is small and reformer-based. Everything else on the Town Center row happens one person at a time. Since the two centers are both on Rinaldi, a morning cycling class at The Vineyards and an afternoon sauna session at Perspire are two stops on the same street.

What's still coming on the dining side

The Vineyards' restaurant pipeline keeps growing, though the dates are loose. Its directory lists Cafe Landwer, an all-day Mediterranean café, as "Coming Soon" with no date. In March, WhatNow said Sweetgreen would join The Vineyards later this year. Sweetgreen's own location page lists 20140 Rinaldi St., Suite 110, and doesn't give an opening date. That's the same building where Alfred Coffee opened at Suite 130 on March 21.

Back toward the Town Center end of Rinaldi, WhatNow reported in May that Santa Clarita's Hanasaki Sushi was taking over the former Sushi Ko space at 19300 Rinaldi St., Suite G. At the time the space still needed renovation, and the owner was aiming to open in November. November starts Sunday, so call ahead before you plan dinner around it.

Your November on Rinaldi

The month's two dated events are both at The Vineyards:

  • Weekly Farmers Market, Sundays Nov. 1, 8, 15, 22 and 29, 9 a.m. to 2 p.m., in the Kaiser Permanente parking lot at 20000 Rinaldi St. The Vineyards' event calendar doesn't list December dates yet.
  • Tree Lighting Celebration, Thursday, Nov. 19 at 6 p.m. on the Town Green, with live performances and family activities. The Eventbrite listing set ticket sales to open Oct. 27.

A Sunday at the farmers market fits easily with a stop at the Town Center row. Perspire and Heights both open at 8 a.m. on Sundays, an hour before the market starts.

The Hydration Room's Porter Ranch clinic is also part of a regional chain. Its location list includes clinics at 21761 Ventura Blvd. in Woodland Hills, at 25870 Old Road in Stevenson Ranch and inside the LA Fitness at 28211 Newhall Ranch Road in Valencia. If you have a membership elsewhere in that chain, check with the brand on whether it carries over.
